That converts the earlier "~30 days from the 2026-08-05 call" estimate into a documented deadline. What the market has done with it is nothing: the close was $14.36 on 2026-08-07 and $14.50 on 2026-08-21, with RSI(14) at 50.1 after a three-month advance of 29.1%. Between those two dates Piper Sandler went to Overweight/$18 (2026-08-06), Cantor to $17 (2026-08-07) and Citigroup raised to $15 (2026-08-13), while BofA's Jana Galan reiterated Sell at $14 on 2026-08-18 — a target below the last close. The narrative leg on offer is unchanged: a West Coast office REIT that added 470 bps of in-service occupancy in one quarter, beat on Core FFO ($0.35 vs $0.26 consensus, 2026-08-05) and raised FY26 guidance for the second time this year, terming out the maturity that has capped its multiple. - The asset that funded the first disposition was written down to sell it. An $18.3M impairment against a reported $25M sale price is the shape of the deleveraging arithmetic on this book.

Silence past 2026-09-09 with no 8-K would say the negotiation described on 2026-08-05 did not close, which is a different fact from the one the August target raises assumed. On the operating side, a Q3 print (~2026-11-04, est.) showing in-service occupancy flat or below 82.5% would recast the 470 bps Q2 gain as one 891,000 sq ft government lease rather than a demand trend. On price, a weekly close below $12 surrenders the entire June–August range and the low end of the $14–$18 target cluster; that is the level the thesis is graded against. In the other direction, published extension terms at or near the existing 4.9% cost, with no paydown, would leave a company guiding $1.12–$1.20 of Core FFO with the maturity wall pushed out — and would justify testing whether the story can trade toward the upper half of the analyst band rather than at consensus.
