Two secondary conditions carry weight. First, continued disclosed selling by Helix or Redwood beyond the 4,158,412 shares Redwood reported on 2026-08-13: with ~45% of the register in two hands and a 21.95M-share float, sustained insider supply is the most likely mechanism for a structural break. Second, a Q3 print (~2026-11-04, est.) showing the portfolio leased rate below 77.9% or same-property occupancy below 88.7% while cash falls under the $50.8M reported at 2026-06-30 — that combination would show dispositions funding the coupon rather than deleveraging the balance sheet.
The reverse case is equally specific: the pending pool closing at or above $49.7M, a second tranche priced off the 21 marketed properties, and a Q3 leased rate that stops falling would convert the liquidation arithmetic from a hypothesis into a schedule. Absent that, this is a thin, uncovered post-reorg equity trading within 1.5% of its high with its largest disclosed seller already active — a situation to observe rather than chase, and one where a pullback to the $18.3–$18.4 shelf would at least offer a defined structure to measure against.
