The 2026-08-04 print was the binary this coverage flagged in July, and it resolved in the company's favour on every line the guide touched — adjusted EPS $1.16 against $0.98 consensus, homebuilding revenue $501.5M against $489.2M expected, homebuilding gross margin 19.8% and adjusted gross margin 23.2% both above guidance midpoints, and a full-year raise on ASP, homebuilding margin and adjusted margin. The 2026-08-05 monthly release then showed 427 July closings versus 381 a year earlier, +12.1%.
Since then the rate input has also moved the right way. Freddie Mac's 30-year survey printed 6.69% on 2026-08-06, 6.67% on 2026-08-13 and 6.65% on 2026-08-20 — two consecutive weekly declines, against 6.58% a year prior. The two things a bear needed after the print, a rate break through 7% and a margin miss, have not arrived.
The stock has not re-rated on any of it. The 2026-08-21 close was $58.16, 13.8% under the $67.47 52-week high, with RSI(14) at 53.7. That is roughly where it closed on 2026-07-17 ($58.52) and slightly below 2026-08-14 ($59.8): five weeks of range. The leg an investor is buying has narrowed to one question — whether the order book stops shrinking before the backlog funding H2 deliveries runs down. Q2 net orders were 1,039, down 4.8% YoY, and backlog fell to 1,298 homes from 1,699 at 2026-03-31.
